The Master Developer Behind Dubai's Man-Made Islands
Nakheel was established in 2000 as the real estate development arm of Dubai World, with a founding mandate unlike any other developer in the region: to manufacture beachfront where none existed. Palm Jumeirah, launched in 2001 and delivered through the mid-2000s, was the result — an 11km palm-shaped island that added roughly 78km of coastline and remains one of the most ambitious civil engineering projects ever completed.
Nakheel’s portfolio extends well beyond the Palm. The developer also master-planned Jumeirah Village Circle (JVC), Jumeirah Islands, Jumeirah Park, and Al Furjan — communities aimed at a broader, more accessible price segment than Palm Jumeirah’s luxury waterfront addresses. More recently, Nakheel has launched Palm Jebel Ali (roughly twice the size of Palm Jumeirah) and Dubai Islands, extending its island-building model into the next phase of Dubai’s coastal expansion.
Now operating under Dubai Holding Real Estate alongside Meraas, Nakheel controls one of the largest land banks of any Dubai developer. For investors, Nakheel represents genuine scarcity value on the original Palm — but also accessible entry points in mainland communities like JVC and Al Furjan, where yields tend to run higher than the flagship island itself.
